Wells Fargo has passed the billion dollar mark nationwide for SBA lending. Doug Hargraves,?Wells Fargo Regional Manager for Riverside and San Bernardino County says they do see a lot of SBA lending, through two programs, the 7a and 504. 7a is a flagship program and up to 80% of their lending volume comes from that program. ?Wells Fargo is number one nationally for that program.?

According to Hargraves, banks are looking for business owners who show high character, have a good reputation, are known in their industry and are able to weather good times and bad. ?It continues to be a challenge to lend to people with difficult credit,? he said. ?If people have experienced difficulties, it is even more important than usual to have a relationship with the bank so they understand what has transpired.?

Traditionally banks don?t lend to those with a bankruptcy on their record, but will look on a medical bankruptcy more favorably. Hargraves explained, ?A medical bankruptcy doesn?t generally indicate a person?s character. Bankers are really trying to evaluate not just the ability, but the willingness of a person to be responsible for the loan. You don?t want to lend to someone with a poor ability to pay their debts.?

  1. Credit: You need to be credit worthy, with good business and personal credit. It?s a person?s character we are looking at, and that?s how we judge. If you haven?t already pulled credit reports, do it. Be prepared to explain derogatory credit points.
  2. Cash flow: Banks want to see how profitable the business was in its most recent fiscal year, and two of last three years.
  3. Collateral: Banks like collateral. With something tangible to liquidate, the bank has something to fall back on in an effort to repay all or a portion of the amount lent. Real estate and equipment are easy to lend against. Companies without hard assets are more difficult to lend to. For instance a software company?s inventory is code, so it is not something that can be liquidated easily.

LENDING ADVICE from a Banker

  • The three key professionals you need for your business are a CPA, an attorney, and a banker.
  • Don?t be afraid to approach your local bank. The mistake a lot of business owners make is to wait until they are about to start their business, to establish their relationship with a bank. It is much easier if you have an established relationship with the bank.
  • Before you walk in for credit, reach out to a business banker in your community. In terms of selecting a bank, whether it is a small local or regional player or a large bank that has a strong presence in the community, and has a small business focus. You want to make sure the people you are meeting with from the bank are empowered and can make decisions in your local community. Some big banks will send out a package to Texas, for instance, to be decisioned.
  • At Wells Fargo, we take pride in being a bunch of small community banks inside of a large bank. Within the $2 ? $20 million customer segment, all decisions are made locally to extend pricing, manage it locally so it?s not about a transaction, it?s about a relationship. It doesn?t start with the loan. It starts well before and extends well after.

Honey bees fight back against Varroa

The parasitic mite Varroa destructor is a major contributor to the recent mysterious death of honey bee (Apis mellifera) colonies. New research published in BioMed Central's open access journal Genome Biology finds that specific proteins, released by damaged larvae and in the antennae of adult honey bees, can drive hygienic behavior of the adults and promote the removal of infected larvae from the hive.

V. destructor sucks the blood (hemolymph) of larval and adult bees leaving them weakened and reducing the ability of their immune systems to fight off infections. Not that honey bees have strong immune systems in the first place since they have fewer immunity genes than solitary insects such as flies and moths. These tiny mites can also spread viral disease between hosts. This double onslaught is thought to be a significant contributor to Colony Collapse Disorder (CCD).

But all is not lost - honey bees have evolved a way to fight back: hygienic behavior where diseased or parasitized larvae are removed from their brood cells, and Varroa-sensitive hygienic behavior which they use to reduce the number of reproductive mites on remaining larvae.

To find exactly how bees respond to hive infections, researchers from Canada looked at the natural behavioral of bees in the presence of damaged larvae and compared this to protein differences in the larvae and adults. After scanning 1200 proteins the team found that several proteins, including LOC552009 (of unknown function but similar to ApoO), found in the antennae of adults were associated with both uncapping brood cells and the removal of larvae. Other proteins were involved in olfaction or in signal transduction, probably helping the adults find infected larvae amongst a brood.

In damaged larvae, transglutaminase, a protein involved in blood clotting, was upregulated, which appeared to be a key component in regulating the adult's behavior. Other proteins indicated adaptations to help fight infection, including chitin biosynthesis and immune responses.

Dr Leonard Foster from CHIBI at the University of British Columbia, who led this research said, "Bee keepers have previously focused on selecting bees with traits such as enhanced honey production, gentleness and winter survival. We have found a set of proteins which could be used to select colonies on their ability to resist Varroa mite infestation and can be used to find individuals with increased hygienic behavior. Given the increasing resistance of Varroa to available drugs this would provide a natural way of ensuring honey farming and potentially survival of the species."

Cellcom to offer iPhone 5 for $149 and up starting Friday

Small carrier Cellcom just announced pricing details for the iPhone 5, which it will offer starting this Friday, September 28th. Apple's latest smartphone will run on the carrier's 3G network, and pricing for the various models is as follows: $149 for the 16GB version, $249 for 32GB and $349 for 64GB. iPhone 5 owners on Cellcom will have to choose one of four plans, ranging from $69.95 for unlimited testing and 200 voice minutes to $109.95 for unlimited voice, text and 2,048MB of data. Wall Street drops on growth fears, quarter remains positive

NEW YORK (Reuters) - U.S. stocks fell on Friday as investors locked in gains at the end of a strong quarter and amid uncertainty ahead of the result of stress tests on Spanish banks.

Equities added to their losses following a weaker-than-expected read on the Institute for Supply Management-Chicago's index of Midwest business activity, which fell to 49.7 in September from 53.0 in August.

The final read on the Thomson Reuters/University of Michigan survey on consumer sentiment was also less than expected, though it advanced to its highest in four months.

"We had been seeing good data recently, but now we seem to be following the slowdown in China and Europe and we're seeing weakness," said Paul Nolte, managing director at Dearborn Partners in Chicago.

A plan for economic reform in Spain had sparked a rally Thursday, though the bank stress-test results and a review of Spain's credit rating by Moody's, both due later in the day, could compound the nation's challenges in dealing with its debt.

Investors are also worried about anti-austerity protests across Europe, which could make political maneuvering more difficult.

Trading was light following Thursday's gains and on the last day of the quarter, when money managers reposition their portfolios. The S&P has advanced 5.5 percent over the past three months.

All ten S&P sectors fell, though losses were limited in technology as U.S. shares of Research in Motion rocketed 13 percent to $8.04 on the back of a smaller-than-expected quarterly loss.

Nike Inc warned of slowing orders in China, the latest company to caution on how economic weakness in the Asian giant was impacting its business. Shares fell 2.4 percent to $93.63 and pressured consumer discretionary stocks down 0.9 percent as weakest on the day.

The Dow Jones industrial average was down 111.61 points, or 0.83 percent, at 13,374.36. The Standard & Poor's 500 Index was down 10.17 points, or 0.70 percent, at 1,436.98. The Nasdaq Composite Index was down 20.60 points, or 0.66 percent, at 3,116.00.

The S&P is down 1.6 percent this week so far, for a second straight week in the red, though Thursday's rally narrowed the losses from five straight days of declines. The Dow is down 1.5 percent for the week and the Nasdaq is down 2 percent.

Wall Street's gains in the quarter were largely linked to expectations for measures by central banks around the world to boost their economies.

After those expectations were met, stocks have struggled for direction and trading has been thin, as investors looked to new catalysts amid lackluster data and lowered corporate earnings outlooks. Advance Micro Devices , which cut its outlook in July, has slumped 41 percent to be the S&P's worst performer this quarter.

U.S. consumer spending rose in August by the most in six months as households stretched to pay for higher gasoline prices, according to a Commerce Department report.

There may be volatility on Friday as investors "window dress," or undergo a last-minute push to reposition portfolios ahead of the quarter's end. MetroPCS and Sprint Nextel are the S&P's two biggest gainers in the quarter, with the former almost doubling in value.

Either way, the newly introduced MiFi Liberate will surely be of help to those who need to stay connected while on the go, offering features such as LTE connectivity (provided the network's live in the area, of course), simultaneous pairing of up to 10 WiFi devices, 11-hour battery life, a microSD slot, DLNA capabilities and, as you can see above, a 2.8-inch touchscreen display. Unfortunately, the carrier didn't say when we can expect the Liberate to be up for grabs (or for how much), with a company representative only telling us that it'll be at some point "in the coming months." Bayshore Thespian Troupe 0846, a new honors society and competitive Theatrical Arts troupe, has?arrived to claim its spot among the many extracurricular activities offered at Academy.

Bayshore Thespians will meet during Blue Club set on Wednesdays to rehearse their I.E.?s, or Individual Events. The?I.E.?s include Monologue and Duet Acting, Solo and Duet Musical Theatre, Small and Large Group Musicals, ?nearly every performance opportunity imaginable, which thespians can perform at Districts.

Additionally, those thespians who are not fawning over the idea of performing in front of crowds can participate ?in behind-the-scenes jobs, such as set design, costume design and construction, playwriting, and student directing. All events mentioned are available to every member of the Thespian Troupe.

Blue Club?and out-of school rehearsals?will lead to the Districts competition,which will be held at Wharton High School this year. Districts begins the season of Thespian competition, while States finishes it. The last main competition at States is??show time,? in which?all other high school troupes come perform, compete, and take workshops. The?long rehearsals and extra hours staying up to practice and perfecting their performance pays off here at States. That is, if they pass districts competition with an ?Excellent? or ?Superior? rating.

Both competitions have the same grading scales for performing acts and technical events.? The highest I.E. ratings a Thespian can receive are ?Superior,? the highest possible rating, and ?Excellent,? the second highest rating. ?Superior? and ?Excellent? ratings allow the competitors to proceed directly to the States Competition.

In contrast, the other ratings ? ?Good?, ?Fair?, and ?Poor? ? do not allow the competitors to compete for their troupe at States. Besides the ratings, there is also Critics? choice, which allows the judges to pick one piece from each group of performers or technical competitors?that they thought reigned supreme over all the rest.

After a successful first meeting, members are looking forward to this upcoming year. Hilda Delgado, a junior member of Thespians, said ?I think Thespians is going very well so far! It seems like a lot of fun and we seem to be right on task practicing for Districts and learning about all there is to know about theatre.?

Sophomore member Jacqueline Do added, ?I think Thespians is going to be great this year. I?m so excited! The people in the group are great as well. Everyone can just relax and be themselves and do what they love to do. That?s my favorite part about this club.?

Academy is sure to step up to the challenge of this season considering the talent of the Thespians and guidance from the enthusiastic moderator, Ms. Cox. Members?can now take part in this experience as a step to becoming a professional performer or part of the technical crew.?

Districts, watch out for this troupe, they will be fierce as JAGUARS!

Nexus 7 arrives in Japan, better late than never

Well, it took a while, but Google has finally launched the Nexus 7 in Japan. The tablet made its state-side debut in July, but it took almost three months for it to cross the Pacific and land in the east Asian nation. Pricing is a little higher than what we've seen everywhere else, with the 16GB model selling for ¥19,800, or about $312. It makes a perfect companion for the recently updated Play Books app that also just made its debut in the Land of the Rising Sun.

Claire Danes came up with the catchphrase of the night when she saluted her "Homeland" co-star during her Emmy acceptance speech thusly: "Mandy Patinkin, holla."

Danes, taking the stage after winning best actress in a drama for the Showtime series, mentioned several names before matter-of-factly calling out Patinkin in the most unexpected way.

Twitter went nuts, with many people suggesting that this saying needs to become a meme, and soon.

As the pop-culture site (at)Gawker put it: "'Mandy Patinkin, holla' is the new Angelina Jolie's leg." From New York Magazine's (at)Vulture site: "'Mandy Patinkin, holla' is the best thank-you ever." And from NPR's (at)nprmonkeysee: "If the Internet doesn't remix 'Mandy Patinkin, holla' by tomorrow morning, it is a failure."

Others suggested that Jewish delis begin baking Mandy Patinkin challah. Still others made references to Patinkin's Broadway bona fides with "Evita" jokes.

If someone can figure out a way to incorporate Patinkin's famous line from "The Princess Bride" ? "Hello, my name is Inigo Montoya, you killed my father, prepare to die" ? then the Internet might truly be worthwhile after all.

'HOMELAND' STAR JOKES ABOUT PLAYING HOUSE

Married actor Damian Lewis joked to reporters that he might be doing some extra celebrating with "Homeland" co-star Claire Danes, who is also married and came to the Emmys with a baby bump.

"We're going away to a romantic island together," the red-headed British actor joked. "When that baby is ginger you guys are going to have a field day."

The comment may have gotten some members of the press too excited, one of whom asked Danes a few moments later how she viewed the win in light of giving birth.

"Thank god I am not giving birth," said Danes, who's in an earlier stage of pregnancy.

The pair reunited later in another backstage area, looking very platonic and like two friends enjoying each other's success.

Don't ever cross Jimmy Kimmel.

The Emmy host warmly introduced his parents, who were seated in the audience, and told viewers they had always been supportive of their son.

"They always told me I could do anything I set my mind to," he said, "and this year I set my mind to winning the Emmy.

"And guess what? I didn't," he went on. "You told me I could, and I didn't, and I'm devastated. You lied to me!"

Egged on by Tracy Morgan, who was seated beside them and stated, "I don't trust them," Kimmel summoned security to remove Mom and Dad from the auditorium.

"It's OK if you Taser them if you need to," he told the security men.

Claire Danes loves that President Barack Obama is a fan of her show "Homeland."

"No pressure," the actress said backstage after her win for lead actress in a drama series at Sunday's Emmy Awards. "It's way cool that he is a fan. It speaks to the relevancy of the show and it's hugely validating.

Obama has said the Showtime series about a Marine returning home after being held as a POW, and who is now suspected by a CIA agent as working for al Qaeda, is his favorite.

JIMMY KIMMEL AT TWO-THIRDS MARK

As he neared the two-thirds mark of his Emmy hosting marathon, Jimmy Kimmel hadn't broken a sweat. Nor had he broken any records for laughter or hosting finesse.

Perhaps his most notable achievement was a prank: Inviting "30 Rock" star Tracy Morgan to lie on the stage, then asking viewers to post on Facebook and tweet that Morgan "just passed out" and turn on ABC right now to see it. It worked, with the message going viral and maybe even boosting the Emmy audience for a few moments.

Otherwise, Kimmel keep the show moving, with a few forgettable jokes greasing the skids.

Oh yeah ? he offered up a parody of the "In Memoriam" fixture that's a part of all awards shows. But this one was meant to salute someone still living, "to the life and work of someone everyone in this room admires, respects and loves."

The person, of course, was Kimmel, who was displayed in slow-motion video clips while Josh Groban sang a sonorous song.

Too bad Kimmel's best Emmycast moments were a practical joke and silly self-promotion.

TIME FOR A NEW TATTOO

Damian Lewis was so over the moon at winning an Emmy that he says he's thinking of having "Emmy Winner" tattooed on, well, somewhere on the back of his body.

"I'm overwhelmed that I am here!" said the winner of the best actor award for a drama series for "Homeland."

When told backstage that he could have the trophy engraved with his name at the Governors Ball after the show, he contemplated complementing that with body art.

But first he had to sign for his award, and as he did couldn't hold his hands still.

"It's like my grandmother used to write ? all shaky," he said.

"Just tell me what to do," he continued. "I'm out of my mind."

So this is how time-wasting celebrity rumors get started.

Emmy host Jimmy Kimmel instructed people to go on Twitter and Facebook and write something along the lines of: "OMG, Tracy Morgan just passed out at the Emmys. Turn on ABC right now!" as a prank, just to see how quickly the information would spread (and inspire new viewers). Morgan, who was in on the gag, complied.

And, true to the pack mentality that develops instantaneously on social media, untold thousands of people actually did this. Many others simply read the words "Tracy Morgan" and "passed out" and thought Morgan truly had passed out.

Even Stephen Colbert (at)StephenatHome and Rosie O'Donnell (at)Rosie got in on the action, which prompted thousands more retweets.

Morgan was committed to the act, though: Not only did he lie down on stage, he actually stayed there through the commercial break and was hauled away, rambling to himself.

The changing of the guard is complete.

Jon Cryer truly was shocked to win an Emmy Sunday in his first outing as a nominee for lead actor in a comedy series.

That category used to belong to Cryer's former "Two and a Half Men" co-star Charlie Sheen. But with Sheen famously dumped from the CBS program, Cryer was elevated to top dog status.

"I will be impossible to live with," he quipped backstage after collecting his award. "I will be brandishing this regularly."

Cryer said he figured Jim Parsons of "The Big Bang Theory" would repeat as the winner.

"Clearly 'Big Bang' is just at the top of its game right now and unfortunately he's not gotten any worse," Cryer said. "I just did not think this was going to happen, so I apologize for my speech."

Stephen Colbert whipped out a blotting paper to make the sweat on his upper lip disappear before facing the throng of TV cameras.

Christine Baranski of "The Good Wife" shimmered under the relentless sunshine in a gold-and-silver sequined short dress. She eschewed a gown, saying she didn't want people stepping on it all night.

A MAD MAN MOMENT IN EMMY LOBBY

It was life imitating art just off to the side of the red carpet outside the Nokia Theatre entrance as "Mad Men" newbie Ben Feldman caught a smoke.

The resourceful first-time nominee discovered a corner tucked away from the scads of cameras and celebrities that was the perfect spot for a quick pre-show cigarette.

Unfortunately, there weren't any bottles of scotch nearby for him to wash it down with, but just inside the lobby of the Nokia Theatre attendees were lined up at the concession stand for $10 cocktails.

Feldman's "Mad Men" leading man Jon Hamm held court on the other side of the lobby, attracting a line of attendees who wanted a photo with the veteran nominee.

Moms weren't forgotten on the red carpet.

Rico Rodriguez, young star of "Modern Family," brought his mother as his date, presenting her to the world as "the beautiful ma-ma."

Jimmy Fallon is playing musical chairs at this year's Emmy Awards, in more ways than one.

The 2010 Emmy host, interviewed on the red carpet, noted he has passed hosting duties on to another Jimmy this year, name of Kimmel.

As a result, Fallon said, he doesn't even have a ticket to the 2012 show.

"But Clint Eastwood said he was going to save me a chair," Fallon cracked.

His advice to this year's Jimmy: "Don't make out with Betty White. There's cameras everywhere and you'll get caught. And definitely go to Honey Boo Boo's after-party, cause that's gonna be where it's at."

At the Emmys there's the red carpet and then there's ? well ? the other red carpet.

As the main red carpet fills up, security tries to keep the line moving by directing the big stars down the carpet where cameras are lined up to film them and entertainment journalists are waiting to interview them.

Meantime, the less famous are directed down a parallel red carpet closer to the fan bleachers.

"Please continue walking," security guards continuously say.

Sometimes they'll also give a gentle nudge to someone on the B-list red carpet who lingers too long taking pictures of the folks on the A-List red carpet.

KEEPING COOL IN THE FAN BLEACHERS

Fran and Elmer Armstrong are awards show veterans, joining throngs of fans for at least their sixth Emmy Awards Show on a sweltering Sunday afternoon.

The retired St. Louis couple's quest for a front row seat in the fan bleachers beside the red carpet began when they lined up outside the Nokia Theatre around 7:30 a.m. Sunday. As the day progressed, and temperatures rose, they hung in there, cheering as the cameras from E! Entertainment television filmed pre-show segments.

"Goodbye Giuliana," 70-year-old Elmer Armstrong shouted to anchor Giuliana Rancic as the E Entertainment crew wrapped up.

With temperatures topping 90 degrees, he and his 71-year-old wife were like many in the stands ? trying to keep cool with water and wet paper towels. At least this year's stands are shaded. Elmer Armstrong recalled one year when fans were forced to sit in the blazing sun.

That's not the only change to this year's fan seating ? a tall wall keeps fans from glad-handing or even getting autographs from cooperative celebrities.

Elmer Armstrong remains at the ready, however ? keeping his digital SLR camera and telephoto lens handy to get shots of the stars.

6 Ways to Make the Landlord Pick You | Zillow Blog

You?re entering the apartment rental market for the first time, and you?ve spent many weekends looking for a place. You finally find one that?s just perfect for you, but 20 other people are waiting to see the apartment. Now you start to panic, wondering what you?can do to make yourself stand out as the perfect future tenant. Well, fear not! We have the answer.

But first, you need to understand that your future landlord cares about only three things: that you pay your rent on time, that you don?t wreck the apartment and that you don?t cause any problems with your fellow tenants, or heaven forbid, the law. If you had rented before, you?d have a ?rental resume??? references from previous landlords attesting that you were a great, responsible tenant. Alas, your don?t have one, so instead you have to behave in a way that will impress your future landlord. Here are six strategies that will help you make your case:

Look only for places you can afford

A landlord?s No. 1 goal is to make sure you can pay the rent. Win over prospective landlords by knowing the maximum rent you can afford on your income?? and only look at rentals at or under this amount. To calculate your limit, you need to first figure out how much you make per year, including all sources of income. Then take your total annual income and divide that by 40 to determine your target rent. (For example, if you make $40,000 a year, your target rent is $1,000 a month.) If that number is equal or higher than the amount you?re planning to pay in monthly rent, you?re in great shape.

Know your credit history

Having enough income to qualify for the rental is just the first step. Almost every prospective landlord will also look at your credit score. (The score can range anywhere from 300 to 850, and for most parts of the country 550-580 will be workable for a first-time renter with a decent income.) Here those few late credit card payments in college can come back to bite you. If you have a few blemishes in your credit history, ideally, you?ll need to explain a mediocre credit score before the landlord discovers it. When you bring up the dings, have an explanation as to why and how those circumstances have changed.

While plenty of services allow you to check your credit score for a fee, the federal government allows you to check your credit history one time per year with each credit bureau (Experian, Equifax and Transunion) at no cost. Simply visit AnnualCreditReport.com. You?ll want to do that before you start looking, so you have time to start repairing any damage.

Have enough cash in the bank

Most landlords charge fees even before you?re approved. Make sure you have enough money saved up to cover these expenses. An application fee and security deposit are the most common pre-approval charges.
